It is important to understand that,  A response to your repair will depend on what the issue is and how urgent the repair is, but please rest assured it's not forgotten.

Important Information For EMERGENCY Repairs

Below is a few areas which are deemed emergency repairs, they are potential a threat to life, and it is important you act in accordances with the guide provided below:

  • I can smell GAS or suspect a GAS LEAK... What should I do?

    If you can smell gas and/or think there could be a gas leak, you should call Cadent immediately on 0800 111 999* at any time of the day or night.


    You should do the following:

    • Open doors and windows to ventilate the property.
    • Turn off the gas at the mains tap. (This can usually be located near the gas meter and has a handle that can be turned 90 degrees)

    You MUST NOT do any of the following:

    • DON'T turn any power or light switches on or off.
    • DON'T light any sort of flame within the property.
    • DON’T use any appliances that could cause a spark.

    Once you have contacted Cadent, and left the property, call the office immediately to report so we can assist where possible and ensure all who live within the property are safe.

  • I can hear the FIRE ALARM, what should I do?

    In the event of a fire or smoke detection, the fire smoke alarms will activate, and should there be any power loss the emergency lighting will activate. If this should happen, the following procedure must be strictly adhered to:


    1. Upon hearing the fire alarm, you MUST evacuate the building immediately using the nearest means edit following the exit signs displayed around the home. Do NOT delay by collecting any personal belongings.
    2. Escape exit location as highlighted within the property: Front door, back door, or emergency fire escapes. Do NOT use a lift in the event of a fire (where applicable).
    3. You MUST alert the emergency services straight away by dialling 999.
    4. You MUST wait at the assembly point (on the street outside the home), while the emergency services arrive and call us to inform us so we can assist where possible.

    All fire detection and alarm systems are fitted to the property to help ensure the safe evocation of people in the event of a fire. It is important that residents understand their role(s):

    • If you discover a fire; sound the alarm, shout "FIRE", ensure doors are closed behind you but NOT locked, leave the building as calmly as possible and call 999 for emergency services.
    • Only use any firefighting equipment provided if required, to ensure your safe evacuation.
    • You will always be notified of an alarm test if you have NOT been notified: TREAT ALL ALARMS AS AN INDICATION OF FIRE WITHIN THE HOME
    • Do NOT cover or dis-active any fire safety equipment 
    • In the event of discovering fire safety equipment not operating, report this to the repair team as soon as possible and notify the company as soon as possible. 
  • I believe there is a dangerous ELECTRICAL FAULT, what should I do?

    Of course, the main problem with electricity is that it is invisible to our simple human eyes. While we can easily spot sparks and hear the crackle of earthing electricity, a live exposed electrical wire can sit perfectly still and silent and give no signs that touching it would be a severely unpleasant experience, if not fatal.


    It is for this reason that safety is of the utmost importance, and in the event you suspect anything then you should follow these steps:


    1. Turn off the power from the mains switch

All repairs are different, we may use our in house team, but dependant on the requirements, we may need to hire a contractor to carry out the repair. It is important to never let someone into your home, unless we have advised otherwise. And it is important to direct any questions to us directly, as contractors are external to us.


How long will it take?

All issues are different and dependant on what the issue is, response time can differ dependant on the severity. All repairs are important and we get to them. It is important to note, that in the event of resident neglect, you shall be invoiced for the work complete.
