The purpose of this page is to share a general guide Property Standards for any Landlords or Professional Agents who wish to work with our organisation. It is important and mandatory that all individuals and external organisations that are involved with the important work we do are aware and up to date with the most recent and applicable legislation. It is important to remember that the guide is subject to change in accordances with legislation, updates in regulation and on individual property needs.
The residents we support in our rent-to-rent accommodations may come from a vulnerable backgrounds. As such, we ask that you take in consideration some specific needs during the design and specification of any refurbishment works. These considerations should focus on the minimisation of risk, to both individual and group; maximisation of personal progression and life-enhancement; and also the longevity of use for the accommodation, whilst minimising ongoing maintenance costs.

All works completed during the process of achieving the required standards noted within the section must be completed by competent persons and in line with applicable regulations and industry standards.
The minimum elements of legislative compliance and documentation required is for all accommodation.
We shall work with all our trusted landlords and have partnerships with verified organisations to ensure you have the right paperwork to be compliant.
A valid (tested with no less than 10 months left to expiry) Gas Safe certification is required for all properties that have gas installations within them. This shall then be required annually.

Testing (PAT)
Valid testing conducted on all electrical equipment . If the item is deemed as new (less than 10 months old), proof of purchase is required. This shall then be required annually.
A valid (tested with no less than 10 months left to expiry) inspection must be provided to confirm safe operation of all aspects of its system. This shall then be required every 6 months.
A valid (tested with no less than 10 months left to expiry) inspection must be provided to confirm safe operation of all aspects of the emergency lighting system. This shall then be required annually.
A valid EPC certification, that is not more than 5 years old, must be provided for all properties.
A valid (tested with no less than 10 months left to expiry) NIC/EIC or equivalent certification is required for all properties.

Valid testing confirming no asbestos is located or present within the property. If found, an annual report of its condition is required.

Valid testing required if the property has a water/heating system with an open tank

Property
Authorisation
A signed agreement between both parties which outlines requirements and use of property authorisation. To provide peace of mind and offer reassurances.
Title deeds are a series of documents which prove the ownership of a property and the history of its ownership. A copy is required for submission.
Landlord
Insurances
A valid insurances document, confirming "DSS residents" shall be living within the property. This shall then be required every 12 months.
We have developed a working relationship with trusted registered providers and the local councils, and through that relationship, we have compiled key points from the guidance provided for individuals who have properties, which outlines the standard we require to support our residents.
We understand that working with us needs to be right for you as well as us. We will book a meeting to discuss options, a pathway of working together and be able answer any questions you may have.
When you're ready, we shall provide you the necessary information to get prepared. In this time, we shall agree a date that we are able to submit the property.
As soon as the property is ready and meets the standards, we shall submit the property for an initial assessment, feedback may be provided from this assessment on any areas which need a little tweak.
We shall work with you closely to guide you through the tweaks required; once complete we update our system to approve the property.
Our favourite part, as this where we take over and journey begins on supporting individuals who are in general need of a place to call home.
We start by making the property feel more homely and add services such as wifi to support the individuals on their journey. While preparing we will introduce ourselves to our new neighbours and provide them details on how to contact us.
We like to keep you in the loop, so shall communicate when necessary and in accordances with our agreement.
